This project had a very aggressive schedule. Land development in Pennsylvania typically requires up to 9 months to a year for procurement of all municipal approvals, including the NPDES and Penn DOT permits.

Approvals were obtained within 4 months from the execution of the Letter of Intent. A temporary certificate of occupancy for the family medicine suite was issued on 4 months after construction commensed, allowing the occupying physician to schedule patient appointments. The remaining suites were delivered a month later with a permanent certificate of occupancy, thus meeting St. Luke’s requirement to keep their physician practices operational during a relocation with no down time.
